Cardinia the township is easy to miss. It's a small rural community between Pakenham and Tooradin, with only a few hundred residents and mostly farmland and lifestyle properties. (If you're thinking of Cardinia Reservoir, that's up near Emerald.) Locals will know the ROC footy club, which combines Rythdale, Officer and Cardinia.

Rural properties down this way are generally flat to gently sloping, with heavy soils that hold water in winter and crack in a dry summer. The work that makes the biggest difference is usually around the house:

  • Levels and drainage so water runs away from the house, shed and driveway, not into them.
  • Paving or concrete for a usable outdoor area and solid paths between the house and sheds.
  • Turf near the house. On big blocks, synthetic is worth a look for a small, high-use patch, with natural lawn beyond.
  • Garden beds and windbreak planting to shelter the house and outdoor areas on open ground.
  • Retaining walls where a house pad or shed pad has been cut in and the batter needs holding.
  • Excavation, site levelling and concrete slabs for outdoor areas and sheds.
